Monthly mortgage payment, the PITI way

The real monthly cost of a home is more than principal and interest. Property tax, homeowners insurance, PMI when you put down less than 20%, and HOA dues all belong in the number. Change the down payment and rate to see the effect on total interest and the amortization curve.

How to read the result

Principal and interest are the contractual loan payment; the displayed PITI-style total adds recurring ownership costs. The amortization schedule shows why early payments contain more interest and later payments contain more principal.

What this estimate does not capture

Closing costs, points, maintenance, utilities and changing escrow charges are not included. PMI removal rules and property-tax assessments vary, so obtain lender and local quotes before making an offer.

Inputs are applied directly to standard finance formulas with monthly compounding where relevant. Results are estimates in the selected currency; they do not include every tax, fee, benefit, market event or local rule. Try a conservative and an optimistic case before making a decision.

What does PITI include?

Principal, Interest, Taxes and Insurance — the standard measure of monthly housing cost. PMI and HOA dues are added on top.

When does PMI apply, and when does it end?

With less than 20% down it typically costs 0.5–1% of the loan a year, and you can request removal once the balance reaches 80% of the home's value.

30-year or 15-year?

A 15-year term raises the monthly payment sharply but cuts total interest by more than half. Use the term slider to compare.

What tax rate should I use?

The US average is around 1.1% of value a year, but it varies widely — roughly 2% in New Jersey and Illinois, near 0.3% in Hawaii.
