Canada Mortgage Payment Calculator

How to read the result

The loan is repaid in equal monthly installments, using the selected compounding convention: nominal annual rate ÷ 12 for monthly, or (1 + annual rate ÷ 2)^(1/6) − 1 for semi-annual (rates as decimals). Monthly housing cost adds entered annual costs ÷ 12 and monthly costs to principal and interest.

Country selection sets the currency, not local tax or lending rules. PMI, property taxes and insurance are not added automatically. Variable rates, interest-only loans, fees and lender eligibility require separate review.

Canada Mortgage Payment Calculator

How much will your monthly mortgage cost? Calculate CAD repayments, total interest and housing costs with loan assumptions for Canada.

How to use this calculator

  1. Select the country and enter home price and down payment.
  2. Enter the fixed nominal annual rate and repayment term.
  3. Add actual annual taxes, insurance and monthly housing costs.

What this estimate does not capture

Country selection sets the currency, not local tax or lending rules. PMI, property taxes and insurance are not added automatically. Variable rates, interest-only loans, fees and lender eligibility require separate review.

Canada: calculation basis and example

Semi-annual compounding is selected initially; match the compounding convention to your contract. Amortization period is the time to repay the loan, not the shorter mortgage term before renewal. Insurance and renewal-rate changes are not added automatically.

Fixed educational comparison in CAD, independent of the inputs above.

Hypothetical CAD example: property $300,000.00, down payment $60,000.00, loan $240,000.00, repayment period 25 years, annual housing costs $2,400.00 and additional monthly costs zero. Compare 4% and 6% nominal annual interest with semi-annual compounding. Rates stay constant for all 300 monthly payments; these are not lender quotes.

Results under the stated assumptions
Interest rateMonthly loan paymentMonthly housing totalTotal loan interest
4%$1,262.45$1,462.45$138,734.55
6%$1,535.54$1,735.54$220,660.77

What the difference tells you

The higher rate adds $273.09 to the monthly budget and $81,926.22 in modeled interest. The $200.00 monthly share of annual costs is in the housing total, not in loan interest. Extending repayment can lower the monthly payment while increasing total interest; compare both figures.

Reproduce and compare

Reproduce the example with semi-annual compounding, then shorten the repayment period to 20 years. Keep the amount and rate fixed so the difference reflects repayment time. A 25-year amortization does not promise a 25-year fixed-rate term; a renewal can change these totals.

Frequently asked questions

Does this work outside the US?

Yes. The same fixed-rate amortization formula works with the selected country’s currency. Enter the rate and actual costs of your own loan.

Is mortgage insurance automatically added below 20% down?

No. Insurance requirements vary by country and contract. Add actual insurance costs only when they apply.

Does the result mean I qualify for the loan?

No. This is a payment scenario. It does not apply country-specific lending caps, affordability rules, tax relief or approval criteria.
